What is a Living Will-A living will is a document that lets people state their wishes for their end of life medical care, in case they aren’t able to communicate their decisions. Some states may have a different term for it, but most living wills are also referred to as advance health care directives.

An example of where a living will can come into play is if you’re in some type of accident and end up in a coma. The doctor tells your family that your condition may not improve. Instead of having your family debate about keeping you on life-sustaining treatment, a living will will have your specific wishes on what type of treatments you do or do not want.

When creating a living will, you will need to be in the right frame of mind. You also should know the consequences the document has. The living will also need to be in as much detail as possible.

The witnesses in the document should not be related to the person by blood, marriage or adoption or have any claims to inheritance to whatever properties you will leave behind. Even your doctors, any employee of your hospital or health facility and your attorneys for health care cannot be your witnesses. The document can be revoked anytime. Once you sign it, the living will is valid until you die.

What’s in a living will?

Living wills come in different wordings, but they will typically say the same thing: the patient is given the right to decide for his medical care even in the event of unconsciousness, vegetative state, or terminal illness. The living will go into detail in the following areas.

Declaration of sound-mindedness

The person writing the will has to make sure that they are in the right frame of mind. They have to affirm that and understand their implications and that all decisions are made willfully, voluntarily and without the presence of any pressure. They have to ensure that the testator has a sound mind because the wishes indicated in the will would be completed and would determine whether to withdraw or continue and medical treatments.

Possible medical scenarios

Several medical scenarios may happen. They include brain damage, permanent disability, and chronic illness. For each scenario, the testator chooses whether to undergo treatments and if so under what goal. It can be to attempt to cure, to prolong life, to provide comfort, etc. You can also state to refuse any life-sustaining or life-prolonging measures especially if they don’t help. Living wills are not supposed to include requests like euthanizations or using inappropriate medicine.

Appeal that the living will be honored

The testator requests that the doctors and family members honor the directions stated in the living will.

Statement of possible revocation

The testator reserves the right to revoke the living will at any moment. It would remain active unless it revoked.

Declaration of witness

The witnesses must testify that the testator is emotionally, mentally, and legally capable of making the decisions and that he or she understands the implications of the stated health care desires. As stated earlier, the witnesses cannot be related to the testator.

Signatures of the testator and witness

The living will needs both signatures to make it legally binding. If it’s not signed it’s not valid.

A living will is an option. It doesn’t have to be done, but it could make it easier for your loved ones if a dire situation occurred.

Consider bankruptcy

You may not want to do it, but filing bankruptcy may be just what you need. Once you file a bankruptcy petition, federal law prohibits any debt collectors from continuing collection activities. Foreclosure is considered a collection activity. Once your lender finds out that you have filed bankruptcy, the foreclosure process will be frozen. Chapter 13 bankruptcy is a special bankruptcy that allows individuals to keep the assets that they owe on. This one specifically will allow you to avoid foreclosure.

Talk to lawyers

If you are thinking about bankruptcy or other possible legal options, you should discuss them with an attorney. Lawyers will be the only people who will be able to give you the legal advice that you need. They will be able to explain it in a way that you will understand.

Workout options

If you talk to your bank or lender, they may be able to help you with workout options. Some of them include repayment plans, loan modification, FHA loans, private mortgage lenders, disasters, short sale, and deed-in-lieu. One of those workout options should be able to help you if you qualify.

Sell the property

Workout options are not always available. If you have too much debt, you may just need to sell the property. This may not be an easy decision initially, but if you sell the property, you will get a better price before it goes into foreclosure. You also will preserve your credit score.

In summary, the tips that may help you stop a foreclosure are to talk with to your bank, reach out to charities, and organizations, consider bankruptcy, talk to lawyers, look at workout options, and sell the property.

Lighting

Lighting can have a significant impact on its value. Not too many people want to live in a place that is dark most of the time. Houses that are brightly lit tend to be more valuable. If your home doesn’t have the best lighting right now, visit Lowe’s or Home Depot. They should have several fixtures for you to choose from.

Have you ever wondered how your home looks from the front of the house? Take a few minutes and go outside and survey the area. Is the driveway clean? Is the grass cut? Are there weeds growing everywhere? Those are a few things that you should ask yourself. If you see any of those problems, I’m sure potential buyers will see them as well. You should take some time to fix those problem areas up. It could mean making a few extra thousand bucks once you sell the house.

OrganizedHello, Dinks. A few weeks ago I wrote a post on different ways that you can prepare for a job interview. Some of those ways included being on time, being prepared and making sure you turn off your cell phone. There are other things that you can do to help you with a job interview. Today, I want to give you four tips that will help you get organized for a job interview. Organization is key for any successful job interview. Even if you don’t land the position, you may still make a good impression on the interviewer. You could be considered for another position down the line.

Customize your resume & cover letter

A generic resume or cover letter will not get the job done. There is a very strong opportunity that you won’t even get an interview by having a generic resume. Depending on your age and experience you may have had a lot of jobs over the years. Some may be relevant to the new job that you’re trying to get, while others may not be. You will want to customize your resume & cover letter so that it features only the relevant jobs. A good resume and cover letter will emphasize the skills that have something to do with the job that you are applying for.

Be ready for tough questions

This next tip is critical. It’s something that I’ve messed up before in early job interviews. I didn’t always prepare myself for the tough questions. There will be tough questions in almost every interview. How you answer them will make or break your chances of getting the job. Some examples of some tough interview questions are “What are your weaknesses?” and “Why is there a gap in your work history?” Nobody likes to admit that they have any weaknesses. The first time I was asked that question in an interview, I froze. I drew a blank. It’s something that I didn’t take the time to think about beforehand. You should also write down some notes featuring answers to some tough questions. You can also practice the questions before the interview.

References

If you want someone to be a reference for you, make sure you contact them before you have your interview. You want to alert them beforehand so that they will be ready if they are contacted. I’ve known people to lose out on jobs because their references never answered the phone. Don’t let that be you.

Copies of resume

Half of the interviews that I’ve been to the interviewer had a copy of my resume on hand. The other times they asked me if I had one. I learned a long time ago to print a few extra copies and bring it with you. I’m glad I did that. I think the interviewers do that to see how prepared you really are.

In summary, make sure you customize your resume and cover letter, be ready for tough questions, contact your references and bring copies of your references.

What is a Short Sale and How Does it Work?

short saleHello, Dinks. I know you’ve heard the term “short sale” before. You may or may not know exactly what it means. In today’s post, I will be going over what a short sale is and how it works. According to Wikipedia, a short sale is a sale of real estate in which the net proceeds from selling the property will fall short of the debts secured by liens against the property. In other words, a bank agrees to let you sell your home for less than the value of your loan. They’ll accept the proceeds of the sale and forgive the rest of the debt. A short sale is not good for your credit, but it’s better than having a foreclosure on your credit report.

How does it work?

If you are interested in pursuing a short sale, you will need to document your financial hardship. You will need to contact your lender. They will be able to help you through the process. The lender will also tell you exactly what the bank is looking for in a short sale.

You will have to arrange a buyer. Unfortunately, the bank won’t do that for you. You will need to come to the bank with the paperwork ready. If you want to work with a real estate agent to list your property, you first need to submit a letter of authorization to your lender. This allows your lender to disclose financial details to potential buyers and your real estate agent.

It is also good to work with an agent who has short sale experience. It is much different than a regular transaction. When making a short sale, you will have to negotiate with the buyer and the bank. Even though selling a home with a short sale is tricky, many buyers are willing to jump through the hoops because they get a better deal than by buying through normal channels.

To close a short sale, you will need to have all your documents in order as well as the agreement of your bank. You will need to create a hardship letter explaining why you can’t repay your loan any longer. You should include as many details as possible. The worse your financial situation is, the better your chances are. You will also need to prove your income, your expenses, and your assets. The bank will also want a projection of how much they can expect to receive after the short sale.

Who benefits from a short sale?

Several people benefit from a short sale. The buyer purchases a property at a fair market value. He or she doesn’t have to deal with the risks of buying a foreclosed property. The seller doesn’t have to deal with foreclosure. That alone will alleviate some of their stress. The seller’s mortgage lender doesn’t have as big of a loss because they avoided the foreclosure process. Other people such as the insurance company and appraisers will earn a profit from the transaction for the work they did.

If you can’t pay on your property right now, a short sale may be an option for you. It will get you out of those huge monthly mortgage payments.

Creating a budget is something that everyone talks about doing, but not everybody falls through with it. Sometimes people try to make their budgets too perfect. They don’t leave any room for error. That simply won’t work. Your budget should be broken down into simple categories. It should be something that is realistic. Following a budget is a habit that anyone can do. You just need to have some focus and a little bit of discipline.

Monitor Your Spending

The second tip that will help you save money is to track your spending. Paying attention to what you spend will let you know where your money is going. There are online apps where you can track it with such as Mint or Personal Capital. You can also do it the old fashion way and save your receipts each time you go out. Monitoring your habits for 3-4 months should be long enough. That’s sufficient time for you to see how your habits really are. You have a big enough sample size to see what you need or don’t need to change.

Needs vs Wants

A lot of people have the problem of identifying their needs vs wants. I still struggle with this a little bit every once in a while. Many people don’t take the time to separate their needs from their wants so they just purchase whatever they want. If you’re really trying to save money you have to make the correct decisions when it comes to spending your money. When it comes to needs vs wants the wants can wait.

Cut Costs

Cutting certain expenses is another way that will help you save money better. Cutting costs is similar to the needs vs wants topic a little bit. Is your cable bill worth it? Could you use that money to save more? Is your brand new fully loaded truck worth it? Sometimes you really have to ask yourself these things. If they are not truly worth it, you should cut those costs and get used to saving more money.

Have A Little Fun

Even though you’re working hard to save more money you have to give yourself some wiggle room for a little bit of fun. As long as it is in reason and your budget you should be able to go out once in a while or be able to get that occasional new piece of clothing.

Review Budget

The final thing that you should do is to review your budget every few months. You should see where you did well at and where you messed up at. Going over those numbers should keep you motivated to do better. This is helpful because it allows you to determine how much you should save from each paycheck.

Ways to Reduce Healthcare CostsHealthcare prices are another thing that is rising in this country. Insurance helps a great deal, but some health procedures are still pretty expensive. Below are some things you can do to help you reduce your health care costs.

Exercise

Exercising regularly will help you feel better. The exercising can help you minimize the cost of premiums because you’re active. If you workout regularly you have a smaller chance of getting sick and having to spend money on medicine or doctors’ visits.

Eat Healthy

The better you eat, the less the chance you have of having to go to the doctor for particular types of illnesses. Obesity is a major problem in the USA. It is linked to diseases such as heart disease, stroke, diabetes, gallstones, and gout. That list alone should make you think about the foods that you are eating. Eating healthy can make you feel better. You’ll have more energy, and your body will be able to fight off infections quicker.

If you have to go to the hospital, make sure that you review your bill. Errors happen from time to time. Contact your insurance company if you see any discrepancies.

Stress happens to us all from time to time to time. How we react to it can help us in the long run. Stress is responsible for a number of health problems including insomnia and back pain. Exercise and getting a balanced diet are a couple of ways to help lower stress. Meditating and practicing yoga can also help. I plan to start meditating at least one a week. I will be sure to let you know if I notice any differences.

Use Your Network

Using your in-network doctors will save you money. Visiting an out of network doctor could cost you 2-3 times more. If you have to get, any special work done, make sure that it is completed by an in-network specialist.    Also, if you don’t have health insurance you’ll want to be sure that you sign up for it, even if you need to get on Medicare.  The 2019 Medicaid open enrollment dates are here, so don’t forget!

Avoid Emergency Room

The final way to reduce healthcare costs is to avoid emergency rooms. Only go to the ER if it is truly an emergency. If you have a regular cold, take some medicine that you can get over the counter and also get some rest. The emergency should room can be very expensive. Unless it’s an actual emergency, contact your doctor and see if you can schedule an appointment for the next day. Another option that you have is to go to an urgent care center. They are cheaper than the ER.

frugal (1)Hello, Dinks. Everyone wants to look their best. The thing is you don’t want to go broke doing it. Today’s post will go over several frugal beauty tips. Some of the tips will be for the ladies while others will be for the males.

Eat Well

The saying goes “you are what you eat”. Eating tons of fast food or junk food isn’t going to help you look or feel better. It is actually doing the opposite because those types of foods don’t have any nutritional value. Foods with fatty acids such as walnuts and salmon can help your skin stay moist. Fruits and veggies also play a role in keeping your skin hydrated,

Drink Well

Besides eating well, you also have to remember to drink well. We are supposed to drink 64 ounces of water each day. I know I’m not the only person that struggles with doing that. Water keeps you hydrated and feeling good. Water along with good rest keeps you from getting bags under your eyes. Natural fruit juices are also good for you. You should try to stay away from excessive amounts of soda, beer, and liquor. Drinking too many of those are never good for you.

Hair

The beauty shop can be a woman’s best friend, so I’ve been told. It could also cost you a lot of money if you’re going multiple times per month. If you have a friend who is good at doing hair, you can get her to help you with yours. She will charge you less than the beauty shop or not at all. Coloring your hair or using a set of hot rollers will save you some cash.

As a male, I usually get my hair cut twice a month. It only costs me $40 total, which isn’t bad at all. Some barbers charge much more than mine; there are a few options that you have when it comes to getting a haircut. The first thing that you can do is find a cheaper barber. That is not always good, though. Remember that you get what you pay for. The second option is to have a friend or your wife cut your hair. I have a few friends who let their wives trim their hair. You can’t tell that they didn’t go to the barber. The final thing to do is to cut your own hair. I have one friend who has been doing this since college. He’s probably saved a couple of thousand dollars over the years doing that.

Skin Care

There are a lot of ways to take care of skin without going overboard. One type of skin cleaner can be made with plain yogurt, sweet almond oil, and raw honey. Those items can be purchased for a lot less than the regular cleaners. Olive oil and bananas can be used for your skin care as well.

Something else that you can do is to make your own exfoliant. All you need is some olive oil and raw sugar.

Try a Different Look

A new look could be just what you need. Going with a new hairstyle or minimal makeup could give you a brand new look. It could also save you more money in the long run.

Car expensesCars can be quite expensive at times. Things happen with them from time to time that needs to be fixed. Purchasing particular types from the dealership can also be costly. In this post, I will be going over ways to save money on car expenses.

Smaller car

Buying a smaller car will save you money. They are lighter and usually better with mileage. The insurance for them is usually cheaper too. Speaking of insurance, that leads us to our next tip,

Search around for insurance

Car insurance can be pretty expensive depending on the type of vehicle that you drive. My suggestion would be to search around and check with different companies. You may be able to get a cheaper quote with Geico than you can with Allstate.

Buy used

The third way that you can save money is to buy a lightly used vehicle. You can save thousands by doing this. There a few options that you have when purchasing a used car. You can check with the car dealerships. Some of them have discounts for the used cars that are on their lots. You can also check Craigslist. There are people all over the country that are looking to get rid of their cars. You can find a steal on there.

Get a tune up

Making sure that your car has a tune up every once in a while is something else that should be done. A tune up helps your vehicle run better and lessens the chance of a major problem happening.

Best route for work

You should make sure that you find the best route for work. I’m not a fan of sitting in traffic jams, so I use a combination of streets and interstate travel during my work commute.  The less time in traffic means the less gasoline you’re wasting.

Change oil

You want to have your oil changed a couple of times per year. Some people say every 3000 miles, but that may not be the case anymore. Old oil makes the engine run hotter and less efficient. New Oil will help save gas mileage.

Carpool

If you live near a coworker, you can try carpooling. Not driving your car every once in a while lessens the wear and tear.

Check tires and have them rotated

In my opinion, your tires are one of the most important parts of your car. They are something that you shouldn’t play about. Having properly inflated tires can improve your gas mileage. Properly inflated tires are also safer and they last longer.

Gas App

Gas prices are still low in most areas of the country. To make sure that you are getting the lowest price you may want to add a gas app to your smartphone. A gas app will show you where the cheapest gas is near you. GasBuddy is a very popular app. It shows you the lowest gas prices for the last 36 hours. It shows the gas station name and its location.

Check fluids

You should check your fluids regularly. You want to check the levels of the brake and power steering fluids every few months. Checking your fluids can potentially save you hundreds of dollars.

Public transit

The last way that can help you save money on car expenses is to use public transportation. In some cities, public transportation is more efficient than driving. Buses and trains can get you to your destination faster than driving will.

cellHello, Dinks. Most people can’t live without their cell phone these days. They use them for a lot of things. You want to make sure that you are paying the best price for your cell phone bill. The days of paying $100 for a single line should be over. If you’re still paying that amount or higher, I want you to pay special attention to today’s post. I will be sharing eight ways that will help you lower your cell phone bill.

Shop around

The first thing that you should do is shop around. The worst thing that you can do is stay with a provider even though their prices are ridiculous. In this day and age, there are a lot of cell phone companies out there. Take the time to compare the service and pricing of each one.

Prepaid

Going the prepaid route is something that you can consider. I’ve had a prepaid phone for a few years now. I don’t have any complaints. I have the same plan that I had back in my contract days, but I’m paying $60 less. You can’t beat that. Anyone would enjoy saving $720 a year. With the prepay option you are still able to get the top phones as well.

Employee discounts

The next way to help lower your cell phone is to use an employee discount. A lot of companies offer discounts for their employees. You can check your benefits package to see if your company qualifies. The employee discount can be anywhere from 10-30 percent. Saving any amount of money is good.

Lower your plan

When you get a chance, I want you to check your last two phone bills. Review your usage. If you see that you are using less than the amount you’re paying for you should consider changing your plan to a smaller one. For example, if you have a data package that offers 8 GB, but you are only using 4, you should change your plan. There is no reason to be paying for an expensive date package if you’re not suing it all.

Insurance

Insurance on your phone may or may not be worth it. I was under contract for eight years with my cell phone provider. I only used the insurance policy six times during that period. I’m not sure if that extra $7-$10 each month was worth it. For most people, it would probably not be. If your phone happens to break you can probably get a replacement on eBay or Amazon. Depending on your phone type it would probably be cheaper that what you’re paying for in the insurance for the year.

Family plan

Getting a family plan with your wife or husband could cut down on the price you’re paying. A lot of providers will charge you less for two combined lines than they would for two single lines.

Don’t cancel contract

If you can help it, don’t cancel a cell phone contract. The fees that they will charge you are ridiculous. I would suggest waiting for your contact to end before you jump ship to another provider. Your wallet will thank you.

Review your bill

The last thing that you should do is review your statement. Make sure that you aren’t getting charged any fees for going over your data or text message limits. If you are, it may be time to change your plan or provider.
