They can catch anything that needs to be fixed, or anything that might not be covered, and you can fix it before that application is sent in, declined, and shows up as declined on your medical records.

2. You Omitted or Incorrectly Listed Something

All of these are looked through by the insurance company, even if it’s a “no exam” policy. If anything at all doesn’t match up, you will be declined.

Good Tip: Before you fill anything out, order a copy of all records the insurance company is going to be looking at. Make sure you know everything and won’t be unintentionally putting down inaccurate information.

 4. A Doctor Dropped the Ball

While doctors seem to be the utmost responsible of individuals, they have a lot going on and sometimes, things fall through the cracks. It’s very possible that your doctor didn’t provide the insurance company with the medical records they needed in time, and you were none the wiser. It’s also possible that there’s a discrepancy in your medical records due to doctor error.

Good Tip: Make sure that all of your doctors, with all of their contact information, are thoroughly listed on your application – if the insurance company is missing something, they can use this information to contact the doctor directly. Also, it certainly helps to call and check with the insurance company regularly during the application review process – if you can catch them before they slap a big ole’ rejection on your application, you might be able to save yourself a substantial amount of time and grief.

Making the Most of Your Credit Card

I am a financial blogger that likes her credit cards.  In fact, I rarely use cash.  If you won’t spend more with plastic than you would with cash, then why not earn some rewards for your normal spending as you go?

Choosing Our Discover

The main card that my husband and I use is a Discover.  I’ve had one since I was 18, and I will stay with them as long as they keep their great customer service, good cash back rewards, and no annual fee.

My husband and I use the Discover whenever we can when checking out, and then we use the $300-$500 in rewards every year to pay for some fun gifts cards for us at a discount, presents like movie tickets for friends, and even have simply applied some of it to our balance before.  Discover reps are easy to contact and the rewards are straight-forward on each month’s summary.  The only change we’ve ever made with Discover is to switch from Discover More to Discover It, so now we earn 1% all of the time and 5% on rotating categories.

Choosing Our Visa

My second card changes as needed.  We always want a Visa as a backup for anyone that doesn’t accept Discover, but finding the Visa for us requires a little time.

We started with a Visa with Amazon rewards, but the percentage towards the rewards kept changing.  Then we switched to one from PenFed, which had a solid 5% back for gasoline and 1% on everything else.  But they just notified us a couple of months ago that there would now be a $25 annual fee and the gas rewards were dropping to 3%.  We refuse to pay an annual fee for a credit card, so we went on the hunt again.

Thanks to some card comparison sites like TotallyMoney.com, I found our most recent addition.  We ended up going with the Chase Freedom Visa.  It seems to work just like our Discover with one extra thing – 1% cash back on everything, 5% on rotating categories, and an extra 10% back on our rewards at the end of every year since we have a Chase checking account.  It doesn’t seem to have as many discounted gift card options, but it still hits all of my requirements.  It’s a Visa with solid rewards and no annual fee.  Done.

Given that cash flows out of our wallets like water, I’m glad we’ve found credit card companies that fit our needs.  What do you use for your purchases?  Are you a cash or credit kind of person?

The Help to Buy Scheme in UK: Is it for you?

As many young, first time buyers are aware, entering the housing market is a tricky business. Whether it’s being accepted for a mortgage or simply saving for a deposit, many first time buyers may be feeling as though they’ll never be able to get a foot on the property ladder.

The government here in the UK has set up the Help to Buy Scheme, which aims to assist first time buyers along with those looking to move to other houses during these difficult financial times. While the scheme appears to help those in need, it’s important to know whether this is the right track for you.

What is the scheme?

The Help to Buy Scheme, backed by the UK Government, was set up to help people climb the property ladder, whether entering the market for the first time, or if they’re looking to move up. The scheme works by reducing the amount of deposit needed to purchase a house, with some initiatives providing buyers with the chance to only pay a 5% deposit.

To start the scheme, the Government invested £3.5 billion with the aim of aiding 74,000 buyers over the initiative time, as well as providing a much needed boost to the construction industry.

How it works

The initiative is split into two different parts; an equity loan, and a mortgage guarantee. Through the equity loan, the government will allow buyers to borrow an additional 20% of the price of the property, and remains interest free for five years.

To apply for this part of the scheme, the buyers must be able to demonstrate savings or funds; have a good credit history; and take out the loan with a qualified lender. The equity loan is available on new builds whereby the construction company has agreed to the scheme, many of which can be found on RightMove.

From January 2014, a second type of initiative will be available, called a mortgage guarantee. The process will involve the Government providing £12 billion in guarantees for those with a small deposit for the houses. The finer details are unknown at the moment, though the scheme will be available for both first time buyers and home owners.

The scheme so far

Speaking to Mortgage Solutions, a Yorkshire Building Society spokesperson said: “We anticipate strong levels of lending across the entire Group in the second half of 2013.”

While many banks were reluctant to participate in the scheme at the beginning of the initiative, many have now started to see the benefits. Yorkshire Building Society made headlines with the scheme by lending £2.5 billion in the first six months of the year, with £925 million going to first time buyers.
